The 10-year plan identified a need for $12,000,000 in annual improvements to meet the district’s long-term facility maintenance (LTFM) needs. An additional $144,000,000 was needed to address capacity, programming, and other District goals. Following a successful bond referendum for the additional $144,000,000, KFI provided engineering and commissioning services for both the district’s LTFM and bond improvement program.
Projects included in the program involved HVAC, plumbing, and electrical system improvements, interior renovations, extensive additions, and the replacement of an entire school. The majority of the buildings had no cooling and were incurring high maintenance costs to continue operations.
Many of the projects were constructed in multiple phases due to the short summer construction schedule and building occupancy. The buildings included:
The main goal of each LTFM building project focused on deferred maintenance: replacement of failing, energy consuming, and aging equipment such as air handling units, boilers, distribution piping and ductwork, electrical switch gears, and power panels.
The commissioning scope of work includes HVAC, lighting, and fire alarm systems, along with full design reviews from our independent commissioning staff. Commissioning activities are fully engaged from the construction phase through functional testing and warranty review.
The final results allow the buildings to function without the burden of failing equipment and improved energy bills and occupant comfort.
These improvements support the district’s goal of providing comprehensive, hands-on learning environments that support student success and provide learning opportunities for whichever career path they choose.
